Our ongoing relationship with the client, which began in 2024, has seen us successfully deliver multiple projects within the building, including the 5th, 2nd and most recently the 7th floor. Following the strong leasing success of the 5th floor Cat A+ refurbishment, we were appointed to undertake a full strip-out and Cat A and B fit-out to the 7th floor, creating a high-quality workspace designed to maximise return on investment and attract new tenants.
The design draws on blending collaborative and social spaces with a strong ESG focus through the use of innovative, durable and sustainable materials. Intelligent coordination of joinery and furniture ensured a cost-effective yet considered solution. Delivered within a 14-week programme, the space will soon be occupied, with our Client Services team supporting the tenant with Day 2 enhancements as they tailor the workplace to their needs.
Environmental, Sustainability and Governance
Our design approach centred around sourcing and integrating new and innovative materials that are eco-friendly, responsibly made and durable. All of our specified appliances and mechanical and electrical installations are energy efficient and surpass minimum EPC requirements. The intention is to create a space that sets a benchmark within the market for ESG standards in commercial real estate.
A showcase space for British design and manufacturing
Arguably one of the standout areas of this space is the breakout space. The vibrantly bold colour palette of corals, burnt orange and rich, dark blue combine to create a bright, yet intimate feeling space. Furnished with booth seating, comfortable lounge chairs and finished with a vividly patterned carpet, this is a showcase space that shines the spotlight on British brands and British manufacturing.
Second Floor Cat A Transformation for Future-Ready Occupancy
Delivered over an eight-week programme, this 6,673 sq ft project involved a full strip-out and Cat A fit-out of the second floor, alongside M&E works, technical services management and project management. With technical design at its core, the scheme ensured MEP services were optimally configured to support a future tenant, enabling a faster transition into Cat B. ESG considerations remained a priority, building on our previous work within the building, while enhancements to the lobby and WCs created a more impressive arrival experience. Retaining the existing project team ensured consistency, and the space is now fully prepared for Cat B by either the landlord or incoming tenant.
